These services involve activities such as assessing site viability, coordinating site surveys, tracking project progress, developing customized questionnaires, supporting LOI development, estimating project costs, verifying lease agreements, and developing essential contract exhibits.
Conduct thorough site evaluations, either through field visits or by reviewing as-built documents, to assess the viability of a location based on the owner's design criteria. Determine any necessary adjustments to the prototype to align with the design criteria of the center.
Collaborate with Store Planning and Merchandising teams to secure preliminary approval following the initial review. Coordinate site survey programs, including the facilitation and completion of 3D scans.
Develop schedules that encompass all major tasks, define task durations, assign responsible parties, and incorporate dependencies. Tailor the schedule to specific project types, such as Ground Up Turnkey, Renovation Turnkey, Ground Up Shell by Landlord, Renovation Shell by Landlord, Ground Up Self Development (as-is deal), or Renovation Self Development (as-is deal).
Identify critical milestones that drive the overall timeline and adjust projected timeframes as needed based on project conditions. Conduct periodic reviews with responsible parties to track progress, address issues promptly, and ensure the project stays on track.
Create a customized feasibility-focused questionnaire designed specifically for the owner's requirements and tailored to the execution of the prototype design.
Oversee the third-party responsible for conducting the feasibility study, ensuring their adherence to project guidelines and timely completion of the study.
Offer technical support in the development of Letters of Intent (LOIs), including defining the scope of work, project schedule, project estimate, and other related aspects.
Collaborate closely with landlords, developers, and their representatives to confirm site and space characteristics such as overall dimensions, clear height, loading requirements, and more.
Develop project estimates based on historical square foot costs specific to the project type, considering any unique site-specific factors such as unusual construction scope or labor premiums. The estimate encompasses all project costs, including Architecture/Design Fees, Permitting Costs, Construction, Purchasing (FFE), Loss Prevention, Information Technology, and Store Labor.
The estimate also includes allowances for anticipated work, even if the scope and related costs are not yet well-defined. We understand that budgets are not static and require ongoing monitoring against commitments. It is our responsibility to track and maintain a detailed breakdown of actual costs for each project, categorized on a square footage basis for major sub-contracts.
Verify that the initial lease draft aligns with the executed Letter of Intent (LOI), including the scope of work and critical dates. Take an active role in lease negotiations, representing the point of view (POV) on matters related to design, construction, and schedule.
Develop and negotiate the lease exhibits, such as site plans, elevations, signage, and the landlord's work, ensuring all necessary details are accurately reflected.
Provide services related to contracts, including the development of essential exhibits such as the Design-Build Agreement (DBA), preliminary project schedule, budget, and scope of work.
After the execution of the DBA, support the development of a final version of the budget, schedule, and scope of work, which comprises the owner-approved set of project documents.
